Our client required a remortgage in order to repay an existing facility, for which his current lender refused to offer new terms. The remortgage was for a portfolio of several commercial ventures held in two separate limited companies, which had a combined open market value of £26m. The challenge for this case was that one of the limited companies was making a loss, meaning that commercial lenders did not want to offer lending terms to both companies.
Solution
Having reviewed the client’s circumstances, it came to light that the cause of the losses was due to the acquisition of a new commercial venture that required refurbishment work. The new property would ultimately become profitable once the refurbishment works had been completed, and became fully occupied. By explaining this and providing relevant cash flow modelling projections to the bank, they became comfortable with regards to serviceability of the loan. The client was also very pleased with the competitive new lending terms that we had managed to secure for him.
